Short answer
One is a gauge, the other is a plan
Zillow Offer Insights is a quick gauge: it checks your number against your BuyAbility affordability estimate and labels it Strong, Competitive, Moderate, or Weak. OfferEdge is a plan: three priced strategies built from validated comparable sales, with appraisal-gap sizing, escalation guidance, and a negotiation script. Use Zillow while browsing; use OfferEdge when you're writing the offer.
Head-to-head
Zillow Offer Insights vs OfferEdge, side by side
| Dimension | Zillow Offer Insights | OfferEdge |
|---|---|---|
| Question it answers | Can I afford to offer on this home, and roughly how strong is my number? | What should I offer to win this home without overpaying? |
| Data source | BuyAbility affordability estimate + Zestimate-style valuation | Recent closed comps (180-day recency) + buyer/agent-validated property facts |
| Output | One suggested price with a Strong/Competitive/Moderate/Weak label | Three priced strategies (Conservative, Competitive, Aggressive) with terms |
| Win likelihood | Single claim (e.g. '90% chance of a winning offer') | Per-strategy win likelihood derived from comps, competition, and terms |
| Appraisal gap & contingencies | Not addressed | Quantified gap exposure, escalation caps, contingency guidance |
| Negotiation support | None — routes you to a partner agent | Negotiation script, counter-offer framing, seller-motivation signals |
| Built for | Casual browsers early in the search | Agents and buyers writing an actual offer |

Under the hood
What each tool actually does
Zillow Offer Insights: a fast affordability gauge
Offer Insights sits inside the Zillow app and evaluates your prospective offer against your BuyAbility — Zillow's affordability estimate tied to Zillow Home Loans pre-approval. It returns a strength label (Strong, Competitive, Moderate, Weak), a suggested price, a market signal like "seller's market," and a prompt to connect with a Zillow partner agent.
Strengths: speed and simplicity. In three seconds you know whether your number is in the right neighborhood, and the agent CTA gets you human help fast.
Limitation for offer writers: the suggested price is anchored to what you can afford, not to what the home is worth against recent comparable sales. It doesn't quantify appraisal-gap risk, adjust for condition, or tell you which terms — escalation caps, contingency choices, closing speed — actually win in a multiple-offer situation.
OfferEdge: from number to decision
OfferEdge is not an affordability widget. It runs a deterministic comparable-sales engine tuned for writing offers, not browsing:
- 180-day recency priority — recent closes outrank older sales
- Similarity weighting on beds, baths, GLA, lot, and condition
- Validated Inputs stage — the buyer or agent confirms property facts before pricing
- Three priced strategies — Conservative, Competitive, Aggressive — each with a win-likelihood estimate
- Appraisal-gap exposure quantified per strategy, with escalation caps and contingency guidance
- Negotiation script and seller-motivation signals included in every report
It's the decision layer Offer Insights doesn't provide: turning a strength label into a priced, defensible offer with terms.
Same house, two questions
What each tool actually tells you
Illustrative example on a $1.15M listing in a competitive market.
Zillow Offer Insights
$1.19M+ · "Strong — over 90% chance of winning"
A single number anchored to your BuyAbility maximum, with a strength label and a market signal (e.g. seller's market, 14 days on market).
Limit: Doesn't show which comps justify the number, how much appraisal-gap exposure you're taking on, or which terms to include.
OfferEdge
Target $1.16M · Range $1.12M–$1.21M · Pricing Certainty High
Three comp-backed strategies with win likelihood per tier, appraisal-gap sizing, escalation cap, and a negotiation script.
Limit: Requires a few minutes of input — it's a decision tool, not a browsing widget.
Decision matrix
When to use which tool
Zillow Offer Insights
- You're browsing listings and want a quick affordability check
- You want to know if a home is roughly in your price range
- You're weeks or months away from writing an offer
OfferEdge
- You're about to write an actual offer
- The home is in a competitive or low-data market
- You need a defensible number plus terms to present to a client or seller
"Strong" doesn't mean "right." An offer can be strong against your budget and still overpay against the comps — or lose on terms to a lower but cleaner offer. That's the gap OfferEdge fills.
