    Short answer

What is an offer letter to a seller?

An offer letter — sometimes called a "love letter" — is a short personal note a buyer sends alongside a purchase offer explaining why they want the home. It's optional, separate from the legal offer, and works best in balanced markets with owner-occupant sellers. Keep it to the property; keep protected categories (race, religion, family status) out.

Dear Homeowner, From the moment we walked into your home, the light in the front room and the flow from kitchen to backyard stopped us in our tracks. It's exactly the kind of space we've been hoping to find. If our offer is accepted, we'd plan to keep the layout as-is and take good care of the mature landscaping. The workshop off the garage would finally give a woodworking hobby a real home. Thank you for the care that clearly went into this house — and for considering our offer. Warmly, Alex

What to keep out of the letter

    • Photos of your family — reveal race, national origin, familial status, and disability at a glance.
    • Religion or faith practice — "we'd walk to St. Mark's every Sunday" is a Fair Housing flag.
    • Family composition or plans — number of children, plans to have children, elderly parents moving in.
    • Ethnic or cultural background — even in a positive frame, this is a protected category.
    • Health or disability details — including rationales like "we need a first-floor bedroom because…".
